What does virtual staging cost, and is it worth it?
Virtual staging digitally adds furniture to a photo of an empty room so buyers can picture the space. In the Branson market our price is $25 per photo, and you choose which rooms get it. For a vacant listing it costs far less than renting and placing real furniture.
What is virtual staging?
Virtual staging is photo editing, not decorating. We take a clean, well-lit photo of an empty room and add realistic furnishings to scale, so the room reads as a living space online. Nothing is moved in the home. The buyer sees a furnished room in the listing and the true empty room is available too.
How much does virtual staging cost?
Our rate is $25 per photo. Most listings stage the rooms a buyer pictures first, the main living space and the primary bedroom, so a vacant home is usually furnished for a small fraction of what physical staging costs. Physical staging means renting furniture and paying to place it, which runs far more per room and takes days to set up.
Virtual staging or physical staging?
| Virtual staging | Physical staging | |
|---|---|---|
| Cost | $25 per photo | Furniture rental plus placement, far more per room |
| Speed | Delivered with the gallery, next day | Days to schedule and set up |
| Flexibility | Restyle a room without moving anything | Locked once the furniture is placed |
| At the showing | Buyer walks an empty room | Buyer walks a furnished room |

Is virtual staging worth it?
For a vacant listing, usually yes. An empty room gives buyers less to picture, so many scroll past it. A staged photo shows scale and purpose, which is what a buyer needs to decide the room fits. It is honest as long as the real empty room stays available, which is how we deliver it.
Which rooms should you stage?
Stage the rooms a buyer pictures themselves in first: the main living space, the primary bedroom, and any room whose purpose is unclear when it is empty. At $25 per photo you stage only what needs it, rather than the whole house.
Does virtual staging mislead buyers?
Not when it is done honestly. We keep the furnishings realistic and to scale, and the true empty room is always in the gallery, so nobody is surprised at the showing. Virtual staging is a marketing tool, not a way to hide the space.
Can you stage an occupied home?
Virtual staging is built for empty rooms. An occupied home is better served by decluttering and a good shoot. If a specific room photographs poorly, we flag it before editing rather than staging over what is already there.
How fast do staged photos come back?
They arrive with the rest of the gallery, next day. You pick the rooms when we scope the shoot, so the staged versions are ready when the listing goes live.
If you have a vacant listing around Branson, Hollister, Kimberling City, or Table Rock Lake, our virtual staging page shows what we do and what it costs.
